Many people assume the deposit is something you “risk” the moment you sign. In reality, it’s a sign of seriousness, not a penalty.
In Pennsylvania, deposits are protected by contingencies. These allow buyers to inspect the home, secure financing, and complete due diligence.
If those conditions aren’t satisfied, the deposit is returned.
The only time a deposit is truly at risk is when someone walks away outside the terms of the agreement.
This section exists to align expectations—not create danger.
