The truth is, there isn’t one answer that fits every family. The right timing depends on several factors, and understanding them can help you make a more confident decision.

There’s Rarely a Need to Decide Immediately

Many people feel pressure to make a quick decision because the house is sitting empty.

In reality, it’s often better to pause long enough to understand the situation before putting the home on the market.

That doesn’t mean waiting forever. It means taking enough time to answer a few important questions.


Five Questions to Ask Before Selling

1. Will Your Parent Be Returning Home?

Sometimes a move to rehabilitation or assisted living is temporary.

Before selling, make sure everyone understands whether the move is expected to be permanent.


2. Who Has the Authority to Make the Decision?

If your parent is still able to make their own decisions, the home is still their decision to make.

If someone is acting under a Power of Attorney or the owner has passed away, different legal considerations may apply.

Understanding who has the authority to act should come before discussing the timing of a sale.


3. Is the Home Costing Money to Keep?

Even an empty home has ongoing expenses.

These may include:

  • Property taxes
  • Insurance
  • Utilities
  • Lawn care
  • Snow removal
  • General maintenance

For some families, those carrying costs make selling sooner the better financial decision.


4. Does the House Need Preparation?

Many long-time homes need some preparation before they’re ready for the market.

That doesn’t always mean major renovations.

Sometimes the biggest improvements come from:

  • Decluttering
  • Cleaning
  • Minor repairs
  • Better lighting
  • Organizing decades of belongings

Taking a little time to prepare the home can often make the selling process smoother.


5. Is Everyone Ready?

Sometimes the practical side is ready long before the emotional side.

Adult children may still be sorting through family belongings.

Parents may still be adjusting to a new living situation.

There’s nothing wrong with giving everyone a little space, provided the delay doesn’t create unnecessary financial or legal complications.


Waiting Too Long Can Create New Challenges

While there’s no need to rush, waiting indefinitely isn’t always the best choice either.

Vacant homes require ongoing care.

Small maintenance issues can become expensive repairs if they’re ignored.

Insurance requirements for vacant homes may also differ from owner-occupied properties.

The goal isn’t to sell quickly.

The goal is to make a thoughtful decision before the home becomes harder or more expensive to maintain.
